Why Clarity Matters Before You Advertise
Every Facilities Management hiring manager has experienced it: you advertise a vacancy, receive dozens of applications, interview several candidates, and still end up back at square one. The problem is rarely the talent pool. More often, it is an unclear or incomplete brief.
Before you post your next FM role—whether for a Facilities Coordinator, Maintenance Manager, Contract Manager or Head of Facilities—take time to answer the questions that will define success and attract the right candidates.
What Does Success Look Like in Six Months?
Start with outcomes, not tasks. What will this person have achieved by the end of their probation period? Will they have reduced reactive maintenance callouts, improved compliance scores, renegotiated supplier contracts or embedded a new CAFM system?
Defining success helps candidates picture themselves in the role and allows you to assess whether applicants understand the priorities of Facilities Management in your environment.
Which Skills Are Non-Negotiable?
Separate essential skills from desirable ones. Does the role genuinely require IOSH Managing Safely, IWFM membership or experience with a specific building management system? Or are these things you can develop in the right person?
Being clear about must-haves versus nice-to-haves widens your candidate pool without compromising quality. It also prevents you rejecting strong candidates over criteria that do not materially affect performance.
What Is the Realistic Market Salary?
Salary expectations in Facilities Management have shifted. What you paid a Facilities Manager three years ago may no longer reflect the market, especially across the North West where demand for experienced FM professionals remains high.
We provide honest salary advice based on current market conditions, candidate expectations and the specific requirements of your role. Advertising with an unrealistic salary wastes everyone’s time and damages your employer brand.
Why Would Someone Leave Their Current Role to Join You?
Candidates in permanent FM positions are not actively job-hunting without good reason. What makes your opportunity compelling? Is it career progression, exposure to a larger portfolio, investment in training, flexible working, or the chance to shape strategy rather than just execute it?
If you cannot answer this question clearly, neither can your advert—and neither will candidates when they are considering your offer against a counteroffer from their current employer.
What Is the True Reporting Line and Career Path?
Organisational structure matters. Does your Facilities Manager report to the Operations Director, the Finance Director or the Head of Property? Will they inherit a team or build one? Is there a realistic path to Head of Facilities, and over what timeframe?
Candidates ask these questions at interview. Answering them in advance ensures your brief reflects reality and helps us introduce people whose career ambitions align with what you can genuinely offer.
How We Help Employers Get the Brief Right
We work with Facilities Management employers across the North West to clarify hiring requirements before we advertise or approach the market. Every candidate we introduce has been spoken to, assessed and matched against a clear, realistic brief.
That means fewer mismatched CVs, stronger interviews and higher offer acceptance rates. It also means you save time and hire someone who succeeds in the role, not just on paper.
